  1. Mô tả công việc
  • Thực hiện công tác vận hành, duy trì vận hành hiệu quả, an toàn các hệ thống kỹ thuật 24/24h theo quy định của Công ty (Lưu hồ sơ vận hành…).
  • Trực đúng vị trí được phân công, thực hiện công tác giao, nhận ca tại vị trí mình trực cụ thể, chi tiết.
  • Nắm vững tình trạng hoạt động của hệ thống kỹ thuật của toà nhà: Số lượng, chất lượng, tình hình hoạt động, hệ số sử dụng của các hệ thống kỹ thuật: Hệ thống PCCC; Hệ thống Điện nhẹ; Hệ thống máy bơm; Hệ thống thông gió; Hệ thống Máy phát điện dự phòng và Hệ thống thang máy, phát hiện sớm các sự cố về kỹ thuật để giải quyết kịp thời.
  • Thành thạo việc xác định nguyên nhân xảy ra sự cố để tiến hành lập các biên bản làm việc hoặc biên bản hiện trường để làm căn cứ giải quyết các công việc.
  • Hỗ trợ, giám sát việc sửa chữa cải tạo thi công lắp đặt nội thất trong căn hộ hoặc phần diện tích văn phòng thương mại, theo danh mục hồ sơ đã được phê duyệt. Nắm bắt thông tin để kịp thời xử lý các phát sinh có liên quan đến hệ thống kỹ thuật chung (Nếu có).
  • Phối hợp với Ban Quản lý Tòa nhà cập nhật thông tin hàng ngày, các phát sinh tồn tại từ các hộ dân. Phân loại thông tin, phương án giải quyết theo chủ trương của lãnh đạo phân giao.
  • Quản lý hệ thống bể chứa nước ngầm và chịu trách nhiệm hoàn toàn khi để xẩy ra mất nước hoặc tràn nước trong phạm vi được quản lý vận hành của mình.
  • Lập phương án, biện pháp kiểm soát và giảm thiểu thất thoát nước.
  • Chốt chỉ số nước, điện trong các căn hộ và phần chung trong phạm vi được phân công.
  • Kiểm tra thường xuyên hệ thống kỹ thuật trong phạm vi ca trực của minh, báo cáo, đề xuất các biện pháp để đảm bảo các hệ thống kỹ thuật luôn hoạt động tốt (Có báo cáo đề xuất).
  • Đi kiểm tra tất cả các hệ thống, thiết bị, phát hiện sớm các sự cố kỹ thuật, ghi lại vào sổ nhật ký vận hành (Hàng ngày).
  • Giám sát, nghiệm thu các công tác bảo trì, bảo dưỡng định kỳ, duy tu, sửa chữa, thay thế của các hệ thống kỹ thuật.
  • Giải quyết các sự cố và đưa ra phương án kịp thời nhanh chóng hiệu quả không để xảy ra các hỏng hóc lớn, tiết kiệm chi phí sửa chữa, tăng tuổi thọ cho các hệ thống kỹ thuật.
  • Tiếp nhận, xử lý các thông tin liên quan đến công tác vận hành các hệ thống kỹ thuật.
  • Duy trì tình trạng hoạt động của các hệ thống, các trang thiết bị kỹ thuật luôn ở trạng thái tốt đảm bảo các yêu cầu điều kiện về khai thác, vận hành kỹ thuật.
  • Kiểm tra thường xuyên tình trạng hoạt động của các hệ thống kỹ thuật… để dự báo, phát hiện sớm các sự cố về kỹ thuật để có phương án giải quyết kịp thời.
  • Xây dựng quy trình và lập kế hoạch thực hiện việc thau rửa, vệ sinh hệ thống bể chứa nước tại các toà nhà (Bể ngầm, bể mái) theo định kỳ.
  • Phối hợp các Đơn vị bảo trì các hệ thống kỹ thuật lên kế hoạch, quy trình bảo dưỡng, thay thế định kỳ các trang thiết bị theo chế độ quy định.
  • Luôn luôn kiểm tra tình trạng đảm bảo máy phát điện hoạt động ngay sau khi có sự cố mất điện lưới xảy ra. Dầu phải luôn đầy đảm bảo máy có thể chạy liên tục 8 tiếng.
  • Đề xuất với Ban Quản lý Tòa nhà thay thế kịp thời các bóng đèn bị cháy hỏng thuộc phần chung, công cộng.
  • Phối hợp với Công ty Điện Lực chốt chỉ số tiêu thu điện và phối hợp Công ty cấp nước chốt chỉ tiêu thu nước của căn hộ và thuộc phần chung, công cộng của Tòa nhà.
  • Tham mưu và cùng giải quyết các công việc đột xuất khác….
  1. Yêu cầu
  • Tốt nghiệp Trung cấp trở lên với chứng chỉ về kỹ thuật điện, điện lạnh, cơ khí, điện tử…
  • Sức khỏe tốt, trung thực, nhanh nhẹn, nhiệt tình trong công việc
  • Có kiến thức vững vàng về hệ thống trong lĩnh vực chuyên môn của mình (ĐHKK/Điện/Cơ khí – đường ống hoặc điện nhẹ) và hiểu biết chung về các hệ thống vận hành trong một toà nhà
  • Biết sử dụng hầu hết các dụng cụ cơ – điện
  • Có kiến thức cơ bản về PCCC
  • Có chứng chỉ Quản lý toà nhà
  • Ưu tiên ứng viên có kinh nghiệm ở vị trí kỹ thuật tòa nhà 1 năm trở lên
  • Độ tuổi từ 25 tuổi ÷ 50 tuổi
